10 Steps to Buying a Home in Lancaster County, PA
Finding More Than a House
A couple of years ago, I was helping a family relocate from Northern Virginia. We spent a day touring homes throughout Lancaster County, including several new construction communities they were considering. The homes were beautiful, but none of them felt quite right.
At one point, we turned onto a quiet country road lined with fields of corn and freshly cut hay. They rolled down the windows, taking in the cool breeze and the peaceful scenery. Before long, we had become so distracted by the beauty of the countryside that we missed a turn.
Laughing, one of them finally said, “We forgot how quiet it could be.”
That moment had very little to do with real estate.
It had everything to do with lifestyle.
People don’t move to Lancaster County simply because they’re looking for a different house. Many are searching for a different way of living—one with a slower pace, charming small towns, family-owned businesses, beautiful farmland, and a stronger sense of community.
At the same time, they didn’t want to feel isolated. They enjoyed going out for dinner, wanted shops and restaurants nearby, and hoped to meet neighbors and build new friendships. As we talked through what mattered most, it became clear that a new construction community just outside one of Lancaster County’s towns would give them the best of both worlds: a brand-new home, a welcoming neighborhood, and easy access to the conveniences they were accustomed to.
They purchased a new construction home, and it was the right fit—not because it was the nicest house we toured, but because it matched the life they wanted to build.
That’s a lesson I’ve seen repeated over and over during more than twenty years in real estate.
Finding the right home is important. Finding the right community is even more important.
Buying a home can be exciting, but it can also feel overwhelming, especially if you’re relocating from another part of Pennsylvania or another state.

Some buyers are drawn to the energy, restaurants, and walkability of Lancaster City, while others prefer the polished charm of Lititz, the scenic countryside surrounding Strasburg, or the welcoming small-town feel of Mount Joy and Ephrata. Some dream of farmland views and a little more space; others want sidewalks, nearby coffee shops, and an easy connection to local businesses and community events.

Step 6: Learn About Lancaster County

Step 7: Make an Offer
Once you find the right home, it’s time to prepare a competitive offer. Really this is where I really get into the deeper understanding of real estate. Step 9: Final Loan Approval
During underwriting your lender may request additional documents.
Try not to:
- change jobs
- open new credit cards
- finance vehicles
- make unusually large purchases
These can affect loan approval.
Step 10: Closing Day
Congratulations!
You’ll sign documents, receive your keys, and officially become a Lancaster County homeowner.
Of Course there are a few little things to consider beyond just the 10 Steps to Buying a Home in Lancaster that are unique to you…especially if you are relocating from out of the area. Did you know that I relocated here from the Philadelphia Suburbs about 20 years ago? I wish I had a guide. All I had was written directions to Walmart and Babies R US (I was pregnant at the time).

- Camden County, New Jersey
- Fulton County (Atlanta), Georgia
- Burlington County, New Jersey
- Mercer County, New Jersey
- Gloucester County, New Jersey
- Miami-Dade County, Florida
These communities represent a wide range of lifestyles, but many share something in common—they’re more urban and densely populated than Lancaster County.
If you’re moving from Northern Virginia, Manhattan, northern New Jersey, or Philadelphia’s surrounding suburbs, you’ll likely notice a few differences:
- You’ll rely on a car much more than public transportation.
- Commute times may feel different, even though destinations are often farther apart.
- Grocery stores, healthcare providers, and shopping may be more spread out.
- Internet service, private wells, septic systems, or propane heat are common in some areas.
